SPRING IS NEAR!

It's mid-February, South Florida style. The high's are reaching the 80's, the warming trend has begun which means that Spring time rainy season is just around the corner.

Material prices are set to increase on March 1st, which is the first sign that our busiest time of year (storm season) is near so now is the best time to complete any home improvement projects you may be putting off. Don't wait until summer when contractor's are at their busiest and prices are the highest, do it now.

Hire a local, licensed professional contractor to complete any repairs that you may have, due to safety reasons, we never recommend doing potentially dangerous improvements or repair work by yourself. It's not worth the risk.

Fall is here!!!

Storm season is just about gone, the cool weather is here and it's time to set those clocks set back.

Now that the rainy season has slowed, it is the perfect time to complete any roof repairs or maintenance now. Be sure to seal up any known leaks, loose roof materials or replace rotten wood now rather then wait until the spring when the rain returns and you find it coming into your home.

Summer is here and the peak of storm season is just beginning. Inspect, Repair or Replace your roof.

Protect your home and the valuables within it by ensuring that your roof is as ready as it can be now.

Clean all debris from your roof and gutters, if you need to hire a contractor, be sure to hire a licensed and fully insured reputible contractor to perform a roof inspection, and/or to complete any repairs that are required now to ensure that your roof is secure.

Should a storm affect our area, be sure to hire LOCALLY licensed and fully insured contractors. Hire LOCAL companies only, keep Florida's economy working while also getting the highest quality and service available. Reputable South Florida roofing companies know the roofing installation state and county building codes, so your roof will be installed properly. Should there be any problems that may arise, having hired a 'local' company, the issue will be quickly addressed and corrected. Out of state contractors cannot offer the same guarantee and most do not care to.

Hiring unlicensed and/or out of state contractors is highly risky and may cause you to pay two to three times as much for roofing work and possibly a lot of headaches should they not have proper insurance as you can be held liable for any mistakes that they may make. And should a workman fall and get injured on your job, you, the property owner can be sued. It's also possible that the unknowledgeable company may install the roofing material incorrectly and/or without proper permits ultimately requiring you,the homeowner to possibly pay fines while also requiring you to re-install the entire roof system correctly, according to Miami-Dade Building Code.

Also keep in mind that the 'cheapest' quote for your roof may also be a RED FLAG to consider. You may very well pay for what you get, paying cheap may mean having to pay again (double or more), paying for 'quality at a value' which means the price may be a little more now may save you more money in the long run then you realize. These days times are tough and all contractors have substantially lowered rates just to keep busy, so going with the cheapest on 'contruction services' is exactly what you will end up with. You know what they say .... you pay for what you get. Cheap doesn't go with Quality, but Quality at a reasonable rate can be done. :)

WINTER SEASON, THE PERFECT TIME TO COMPLETE YOUR ROOFING PROJECT!

The cool weather is here, and winter (by Florida terms) is quickly approaching!

Our rainy season has finally calmed, the roof concerns have faded and the holiday's are beginning to set in our minds.

For most of us, the last thing that we want to think about is completing any roof related projects. However, what most people don't realize is that now may be the best time to get your roofing project done, and for different reasons as we will outline below:

1. No Rain! It no longer rains very often, a prime season to install a new roof, do a re-roof, or complete roof leak and/or interior repairs before to prevent any damage, or mold accumulation to the inside of the home. Roof repairs are tricky to complete during rainy season. The longer a leak is unattended to, the more expensive it can become! So don't delay, do any roofing related projects before the rainy season begins to pick up again.

2. Lower Material Costs! Most building material prices have remained consistant and generally priced lower during the months of November through February compared to prices during the rainy/storm season which can and do usually increase prior to the onset of spring.

3. Save $$$ money! The contractors work load decreases over the winter season, so there's no long wait to get your roofing project done as there is more time available on the schedule for the you, the customer. And because the contractors just want to keep their businesses running, employees working and families in their homes and fed through the slower season, the prices are usually much more competitive, companies are ultimately discounting rates substantially, saving customers a lot of money!

4. Improve the look and value of your property! If you've been procrastinating....hold out no longer! Prices may be at an all time low, as our economy is showing signs of improvement. While there are no guarantees, it's our guess that prices may currently be at their lowest right now and will soon begin to creep back up. There may be no better time to do any home improvement project then right now. If you wait too long, you may end up spending a lot more money.

Watch those low prices, nobody wants to work for free! We all have similar costs and families to feed, so if a price is too low, be careful no matter what the size and longevity of the company is, you may end up paying much more then originally quoted, at the end of the project. Many companies, even reputible ones have been bidding low, sometimes at cost and then billing the customers at the end for additional work which can add up in the thousands of dollars. These companies are within their right to replace and bill for what ever materials and labor services performed in order to complete the job. Sometimes additional work unseen prior to start is needed, and this does happen, however, it's rare. Prior to signing any contract, you may request that the company confirm in writing that there will be no additional 'hidden' charges at the back end unless you receive valid proof from the company that additional work was in fact required during the roofing process (and was unseen prior to the start of the roofing project), ask for visual proof, in person and/or by photos. Review the visual proof carefully! Keep in mind that the roofing contractor or salesman is usually able to go into the attic space to inspect the wood under the tile or shingles prior to start of the job to see if any wood replacements will be necessary. If the wood is rotted under the roofing material, it will need to be replaced before the new roof material can be installed. However, most times the wood does not need replacing, and if it does it's generally minimal depending on how much water intrusion or leaks have occured. If wood replacement is necessary, it must be done while they are in the process of tearing off the old roof, and cannot be delayed or questioned during the time of the re-install because the wood cannot be exposed to the weather. So ask up front, or check visuals during or after to confirm the work was actually required.

Your roof is one of the most important facets of any property! It protects your assets and can bring up the value of your home or commercial dwelling. Always get 3 - 4 estimates, ask for certificates of insurance for both liability and workmans compensation (be sure each employee on your property will be covered so you are not held liable should an accident occur!), confirm experience and knowledge, speak to references and verify all companies through professional organizations.
